A New 10 Unit (5 per building) Apartment Building, which was designed to be Sustainable and
capable of operating completely "Off the Grid"  with alternative on site water, electric, internet,
and added resistance to severe storms and wind with airborne debris.
It was designed to be LEEDs Certified and Energy Star rated, both at Gold level.
They will incorporate pre-fabricated Superior Foundation Walls, Spray Foam Insulation
Very efficient triple pane Double Low E Argon filled glass, and other energy saving materials
The complex will be heated and cooled with state of the art Geo-Thermal hybrid heatpumps
with variable speed blowers. 
The project is located in one of the older neighborhoods in Morristown on Martin Luther King Ave.
and needed to be consistent with the traditional large older homes in the area.

Sometimes the smaller projects are better places to try new technology because there isn't as much extra cost. This building utilized very high end Low "U-Value" windows and doors, Cement Board Siding, Azek trim, Spray Foam insulation (very quiet inside), Bamboo flooring, State of the art variable speed Heat Pumps, Instant hot water units, Low flow devices and all Energy Star appliances.
In December 2008 our client, the Headquarters Development team completed the transformation of a dilapidated single-family home into a practically-new two-family home. Each unit has two bedrooms, is Energy Star rated and utilizes green building techniques and materials. It is up the street from our 12-unit Abbett Avenue Apartments, which was completed in October of 2008.

The redesigned house and property have a lot of curb appeal, and the location is a fantastic example of “smart growth” and affordable housing. It is walking distance to the train and bus stations, downtown Morristown (with job and retail opportunities), many churches, and a neighborhood park. Demographics indicate almost half of the rental households in the neighborhood pay over 30 percent of their income for housing.

As with all of our rental property, the apartments are “service enriched”. Tenants are able to take advantage of programs and services offered by our organization and consult with our Community Outreach Specialist—a trained social worker—for issues that arise in their lives.
